1. ARCHITECTURE:
BERSA Architects will work with you, communities or end users to create collaboratively a building that works well within your specific location. We provide comprehensive architectural services; including conceptual and schematic design, design development and construction documentation. We are creative people who will design your building to your preferences, we are always aiming to create a better place for the present and future. We will adjust to your budget as much as possible, and help you achieve your dream.
The following is an outline of services typically offered:
- Project Inception - The planning of your project starts here. Communication and sharing documents is very important for a successful project. BERSA can help you use typical websites or upload a photo of what you are trying to achieve, so that we can be more in tune with your goals.
- Schematic Design– During this stage BERSA will begin preparing preliminary design sketches based on your requirements and budget to explore and illustrate possible options. The architect will review these options with you, pointing out specifics for your project and responding to your input.
- Design Development – This stage refines the agreed upon schematic design for a clearer definition of the scope and quality of the finished project. Further cost projections will determine how closely the design conforms to the budget expectations, or what, if any, adjustments are required.
- Construction Documents– When the design concepts have been decided, the architect prepares working drawings and specifications. These are required to obtain building permits and bids, and to guide the contractor in construction.
- Bidding and Negotiation– Your architect can advise you on your choice of contractor – usually done by calling for competitive bids. Your architect will help evaluate the bids and select the contractor if you wish to do so.
- Construction and Contract Administration– Your architect can consult with you and advise you during construction as determined in the original contract. On-site visits will determine if construction is proceeding in general accordance with the contract, and that the design, materials, and workmanship meet with acceptable standards.
- Substantial Performance of Construction / Occupancy Certificate– Your architect can provide regular progress reports to keep you informed of project, and can also help you determined if contractor is on track and you can proceed with payment.

4. PLANNING & URBAN DESIGN:
As Architects we can envision the experience of a place in a bigger scale such as is the case in Urban Design. We can make that special location more memorable and aesthetically pleasing.
5. SUSTAINABILITY:
BERSA Architects has the capability of providing you with LEED services for your building. This means your place of work, live and play will be more in tune with the environment and the planet. We will attain to save as much water, electricity and natural resources as we can in your project.
We identify and integrate viable sustainable design strategies into new construction and existing buildings. We advise and work with building owners and design teams each step of the way from pre-design through construction, and we organize the preparation and online submittal of LEED documentation to obtain LEED certification. We offer sustainable design/LEED meetings at the outset of the project. These meetings are a collaborative process for design professionals and building owners and managers to establish project goals for sustainable design and energy efficiency, and provide a preliminary assessment of the project using the LEED rating system.

6. CONSTRUCTION MANAGEMENT:
BERSA can provide you with the supervision you need of your construction site when you are not there. We are careful not to overextend the life of the project by monitoring the scope of work, the budget, schedule and managing the process along the way as much as we can. Our professionals coordinate the construction process, providing quality assurance, including compliance with contracts and plan specifications. Final documentation is also prepared as needed for the project.
